Just by the looks of it the landlord will get rich by the rental if it is increased every year and vice versa the tenant will get poorer. We used to rent an apartment for 2 years without increase and we also rented a house for 5 years with no increase because the owner is a family friend. What if you are a stranger? The rental increase is very onerous so you need a consideration from the owner.

This is makes me think that it is better to build your own house so you won't have to pay rent. House rent is expensive in my town too and a single room with no other rooms inside can go for as much as $150 per month.
